What you need to remember about Windsor ON when doing your numbers is that the vacancy rate is 15% and rising. You may still get positive cashflow but use this number when negotiating.

Just like any area you have to do due diligence.

I have been an investor for over 6 years in the Windsor area and each one of my properties have a positive cash flow.
