Senior tenant on fixed income, assistance programs

Hi All. I have a quick question on a multi that I just purchased. It is a long term hold and I need to get the rents up to be able to access the performance part of my mortgage. I have a couple of tenants in there on fixed income and can`t afford the rent increases that I am thinking of posting. Are there any government programs out there that may be able to assist them in affording the new rents? Thanks for any suggestions.
