Sandwich Lease option forms Ontario

I have a Quick Turn Deal that has hit a roadblock with the seller's lawyer and his friend who is the second mortgage holder. The seller is still motivated and has agreed to switch it to a sandwich lease option. Does anyone have an option agreement that I would use as the buyer and would allow me to option it to a tenant buyer?
