Students usually don`t have a regular or full time income, and sometimes don`t have much credit history either. So checking their credit report, confirming employment and income, can be pointless. What is the best way to ensure you will get your rent paid on time? Would you ask for a co-signer (parent or other family member) on the lease?

Always get a co-signer and always meet the parents - it can tell you alot!

Personally, i always sign the lease under the parents name directly have the names of the students on there as well... Providing, of course, that the parents qualify... i.e. solid job, income, credit checks, house ownership or rental history etc...
