Mission, BC

Was wondering if anyone out there has purchased rental property in Mission, BC? There are tremendous amount of "BC boxes" with 3 bedrooms up and 2 bedroom suites for sale out there right now. Based on my analysis they should be able to cash flow with as little as 10% on the downstroke, but I would like to hear from anyone with first hand experience in this area. What is your tenant profile like? With all of the planned transportation improvements I believe that the Fraser Valley east is a good bet down the road, but would like to get some second opinions.
