Great for your family vacation or live there year round. Located at beautiful Baker`s Narrows on one of Manitoba`s premier fishing and boating lakes, this property is an Albertan`s answer to high priced over crowded shallow "pond" front vacation properties. After a reasonable 9 hour drive east of Edmonton, you will find yourself ready to relax and have fun with the kids boating, swimming, fishing or on the lakefront deck tanning your summer vacation away. Don`t forget the sunscreen!
This 3 bedroom lakefront bungalow is 20 km from Flin Flon, an eclectic resource based community providing all amenities to several surrounding communities on the Manitoba Saskatchewan border. Northern Manitoba is known for its endless chains of clear beautiful lakes and is a fabulous, cheap escape from the rat race most of us live in.
The property is a well cared for 3 bedroom bungalow approximately 1000 sq ft with an oversized double car garage with attached heated work shop. The exterior is a combination of cedar shake and siding. The large pie lot has a substantial vegetable garden, numerous rock gardens, fenced yard, large lawn area, lengthy driveway, woodsheds and a small green house. All properties in the subdivision are lakefront, no backrow properties. Lot size is approximately 70 feet wide at the lake by 200 feet deep by 50 feet at the back.
The house has a galley kitchen with dining room and a sunken living room overlooking the lake. Both the front and back of the house have enclosed sun porches. New laminate flooring and carpets were installed in 2006 and a new water heater in 2004. Three bedrooms and a 4 piece bath complete this welcoming house.
Water is supplied by the lake- yes, you can actually drink the lake water, something foreign to most locations. The house is heated with a combination of electric baseboard heat and wood stove. As summers are typically quite hot, heat is seldom required. Septic tank is emptied by a local portable service.
The town itself is serviced by an active airport with daily flights to Winnipeg, Thompson and The Pas. Other ammenities include a 100 bed hospital, Extra Foods, Walmart, Canadian Tire, Home Hardware, Co-op, and many other local businesses. Fire, Police and Ambulance also service this unique community.
Why drive to crowded BC when all this awaits you straight east of Edmonton (it is an easier drive too- no mountains).
Private sale with seller asking $240,000 for the property with a mid July possession date.
