Real estate is almost always a good investment. Right now, Saskatoon and the surrounding areas are amoung the hottest real estate markets in Canada. Please see the fact sheet with surprising details about Saskatchewan`s economy and housing market. We have been members of Rein on and off since 2003, and like many of yopu have enjoyed some successes with revenue property investing. Equity appreciation has been a great tool for increasing on paper our net worth. As many of you know at times it has been a challenge to create cash flow. "Fuelled by robust mining activity, an inflow of new residents and solid income and wage growth, Saskatchewan`s economy will post 3.1% output growth this year, according to Scotiabank."(Saskatoon StarPhoenix, January 16, 2008)


The Economy


· This output growth puts Saskatchewan second only to Alberta at 3.4%. Economic growth in Canada is unlikely to increase beyond 2% over the next two years.

· Export Development Canada believes that the commodity boom will help Saskatchewan lead all other provinces in export growth in 2008.

· Saskatchewan produces one third of the world`s supply of potash, a mined fertilizer product. Potash prices are expected to hit a new record in early 2008.

· The world`s largest supplier of potash (Potash Corp) is in Saskatchewan and recently announced a $1.8 billion expansion of its operations in Rocanville. In addition, in 2007, Potash Corp was the top stock in the S&P/TSX 60, with a gain of 157%.

· The province is the largest uranium producer in the world, and there are several expansion projects planned.

· The agriculture sector will benefit from record wheat and canola prices in 2008.

· Saskatchewan is second only to Alberta for oil production in Canada.

· There is the expectation of a giant diamond mine opening in the province in the coming years.

· Support industries such as equipment manufacturing, electronics and the knowledge sector are expanding to meet the demand from this province as well as Alberta.

· According to an economist with Scotiabank, Saskatchewan`s economic outlook should be barely affected by a possible U.S.-led recession, because of the strength of the main commodities produced in the province.



Population and Employment


· Between July and October 2007, Saskatchewan`s net gain from other provinces was 4,300 people.

· The unemployment rate in Saskatchewan is 4%, compared to the national average of 5.9%.

· Saskatchewan enjoyed more income growth than any other province in the 12-month period ending November 2007. During this time, there was a 6.9% increase, compared to Manitoba at 5.8% and Alberta at 5.6%. A major contributor to this increase is strong demand for workers.





The Real Estate Market


· Saskatoon has seen the greatest growth in the country. In 2007, total residential dollar volume sales were 88% higher than in 2006.

· The average price of a home in Saskatoon increased 45% over 2006.

· In December 2007, the average price of a home was $255,270, up 46% from a year ago. December and October were the two months in 2007 that saw an average price above $255,000. According to the Saskatoon Region Association of Realtors, a high average at the end of the year indicates a strong market for the next twelve months.

· Homes in the $300,000 to $400,000 range were the best-sellers of the year in Saskatoon.

· Shadow communities near the major cities have benefited as young families find it less affordable to buy a home in the urban centres. Newly developed neighbourhoods are springing up.

· Across the province, lots are being sold as soon as they`re available, particularly in outlying areas.

· In the Rural Municipality (RM) of Corman Park, where Grasswood Estates is located, plans are in place for roadways and infrastructure projects to support the expected growth in land development.
