Hi there Graham. I booked an inspection and entered both units to make sure nothing was going on inside. I found that the basement tenants had an electric space heater, and an electric fireplace running downstairs. We gave them a warning, said we would cover the
overages this time but please stop.using the heater and be more careful with wasting power. The next bill dropped to normal levels.

Oh, ok....So nothing in the shed then? Sounds like a pretty good outcome at least from your point of view...but did the basement tenants say that the central heating was insufficient?

Well there was nothing visible in the shed when I inspected it. I'm highly suspicious that they had a space heater out there and just removed it when they knew I was coming. But it's ok. These properties are very high cash-flowers so it's ok to eat some costs now and then if it keeps the tenants happy. Of course, this issue can't be an ongoing one or we will have a different conversation. Pick your battles ya know?
