Hey fellow investors,

We are now 67% subscribed and are pleased to offer REIN members the remaining 33% of this deal. The JV has been structured to include a 3 partners. Each partner has a 1/3 share of appreciation and mortgage paydown but will contribute different things to the deal (the pot-luck dinner principle).

Managing Partner #1 - Geoff
Contributes $26K cash to close and has already qualified for the mortgage. Will negotiate deal, financing and do record keeping. On title at closing. Receives positive operating cash flow and also covers any negative cash flow.

On-site Partner #2 - Husband/wife team.
Edmonton residents, REIN members, experienced real estate investors and property managers. One is also a licensed RE agent. Contribute $26K cash and will provide professional property management. Not on mortgage. On title via caveat one day after closing.

Partner #3 - Position vacant!!
Passive investor. Contribute $52K cash to close. Not required to qualify for mortgage (keep your borrowing power for another deal). On title via caveat one day after closing. Will receive a guaranteed monthly payment to cover the interest cost of borrowing the $52K using a HELOC @ prime rate for 5 years! No responsibility for monthly cash flow, tenants, bookkeeping or maintenance. Also receives 1/3 of mortgage pay down, tax free funds from refinancing (if any) and appreciation.

SUMMARY - If you or someone you know is willing to unlock $52K in home equity that is currently earning zero% ROI, we will pay your HELOC interest costs and you will earn a projected 116% net ROI in 5 years.
