Closed: how can i assign this

We have a property conditionally sold,home owners had recent appraisal at 245,000
we have it conditionally sold to us at 205,000
I think time of year,still a bit slow,quick sale at 230-235,000.
How can i assign this to a buyer looking for instant equity?
Any info would be great.
