Sales activity remains strong in March
Residential activity recorded through the MLS System of the Brantford Real Estate Association remains elevated, with in March sales surpassing 200 units for just the fourth time in the past 20 years.
According to statistics provided by the Association, residential sales totalled 202 units in March 2010, up 30 per cent from the same month in 2009. While still a very large year-over-year gain, it was smaller than in the previous two months.
Home sales continue to run strong, but gains in activity are becoming more subdued since weíve now passed the one-year mark of the turnaround in the resale market, said Daniel Marchuk, President of the Brantford Regional Real Estate Association.
The dollar value of all home sales in March 2010 totalled $44.5 million, rising 31 per cent from year-ago levels.
Total sales activity in Brantford numbered 214 units in March 2010, up 32 per cent from a year earlier. The total value of all sales activity amounted to $47.6 million, 30 per cent above levels reported in March 2009.
The average price of home sales in March 2010 was $220,518, edging up six-tenths of one per cent from a year earlier.
New residential listings on the Associationís MLSÆ System were up three per cent from year-ago levels to 377 units in March. This is the fifth consecutive gain. Despite the rise in new listings, strong demand continues to draw down the overall supply of homes for sale on the market. Active residential listings on the Association`s MLS System numbered 680 units at the end of March, 13 per cent below levels reported one year ago.
There were 3.4 months of inventory at the end of March 2010, down from five months last March. This is the lowest level since May 2008. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
The Brantford Regional Real Estate Association serves an area of Southwestern Ontario that includes the rural areas and communities in Brant County, which includes the City of Brantford, Town of Paris, Villages of Burford, Mount Pleasant, Oakland, Scotland and St. George.
