AFS ,Get The Deed /Transfer Title in Ontario

Hi everyone, Has anyone Get the deed or title transfer with no money down?

If so what documents we use?

I meet a seller with a 95% to over 100% over leveraged who is willing to give up

the house or transfer title for debt relief. But i pass that deal knowing the comps

does not work at all.

Yes, I've bought houses with no money down, taking over existing financing. In Canada, that is typically done via Agreement For Sale (AFS). There's some relevant sample documents here:

Beware, though that this is considered a "senior" strategy, fairly complex, and not without risks. If your only exposure to such methods is from a US-based training program, it would serve you well to get some Canadian-specific education or mentoring.
