Young person looking for rental in Winnipeg

My nephew (22) is moving to Winnipeg in the next couple of weeks for a new job (full-time, permanent) and has asked me for some advice. Since I don`t know much about the Winnipeg market I was hoping some of you might have some suggestions.

I forwarded him CMHC reports ( http://www.cmhc-schl.gc.ca/odpub/esub/6449...91_2010_B01.pdf and http://www.cmhc-schl.gc.ca/odpub/esub/6447...79_2009_A01.pdf ), it seems vacancy rates are close to 1%, rather slim pickings!

  • work is in 1200 block of Clarence Avenue (SW Winnipeg), ideally he`d like to be close (Fort Garry neighborhood I think based on CMHC map).
  • future co-workers are saying don`t even consider downtown, rents are cheaper but ... the agent he was put in touch with is recommending "why not buy?" and is proposing condos in the 150-160K range.
I`m all for the idea of buying but considering the short time frame, age/lack of credit rating buying will probably be quite tough. He is hoping to find something for maximum $750 inclusive - hopefully 1 bedroom and hopefully less than $750 of course.

If anyone has places for rent and would like a great tenant, or would be just willing to share ideas about Winnipeg we`ll both be very grateful. I suggested he post here but he couldn`t create an account so he`ll be just reading along.

Thanks for the offer Ryan. This could be an ideal situation for you and my nephew but not knowing the Winnipeg market and being cautious by nature I`ll have to wait before jumping in. If the deal looks right it could work and I might be willing to participate if necessary. I`ll email you privately some contact info.
