Window air conditioner in a townhouse

Hello,

Our tenant would like to use a window air conditioner in a townhouse (Edmonton). I don`t really have a problem with it (and we don`t pay utilities), but is there anything I should be concerned about? Will it damage the window at all? Does it need any external support? (I realize that this depends to some extent on the air conditioner, but generally speaking...?)

Also, the condo by-laws say: "No awnings or shades shall be erected over the outside of the window, nor shall any articles be hung or placed on any outside window sills of a unit." Would you interpret this to include a window air conditioner? Has anyone run into a problem with a condo board over this?
