We saw a terrific two-bedroom townhouse in a great SW Edmonton neighbourhood. It is perfect and has a finished basement with a room that could either be a 3rd large bedroom with a sitting room or a family room. There is also a half bath downstairs. We would buy it in a minute except that we are wondering how hard it is to rent out a two-bedroom. Do any of you rent out two bedrooms? It is handy to the LRT, etc. and in fabulous condition. What would a 2 bedroom townhouse rent for in the SW? Would it be hard to rent?

HI:

I don`t think it is any easier / harder than the next property, provided it is priced accordingly...think about who your `competition` is in this product class...i.e. 2 bedroom townhouse would probably compete with a 2 bedroom condo so maybe that is a good place to start for comparable rents...you might want to also spend a weekend advertising a 2 bedroom townhouse in that particular area just to see if you get an uptake before purchasing...good luck!
