Townhome rentals allowed

Does 'rentals allowed' policy in townhomes will be subject to change every year? If one purchase a townhome property under personal residence when rentals allowed but later If it has to be rent out, then same rentals allowed feature will apply to the owner? How to tackle those situation for owners?

I assume that town-home is in a condominium structure and yes, rules can change. It would depend of how friendly the board members of the corp is which rentals. Best to attend all meetings (and vote), become a member or not to buy at all.

Condo rules are strong on this one and enforceable. Bylaws are very easy to change.

In which province is this?

In Alberta, the Condominium Property Act prohibits restrictions on rentals. While the Condo Corporation may have bylaws restricting rentals, they are unenforceable in Alberta because they contradict the Act.
