Property Management Company – Orillia

I am considering hiring a property management company in Orillia. wanted to ask if you know or can recommend any of the following:

- Nice Guy Properties http://niceguyproperties.ca/

- A.G. Secure Property Management http://www.agsecureproperty.com/ - I think they are just starting in Orillia but manage many units elsewhere including Barrie.

I can answer that for you....Hire A.G Secure! I met with them several weeks ago and I really believe they have a lot of good systems in place. Their rates are very reasonable and having 2 years in PM experience I know what issues most landlords have with PM companies.
- they don`t charge extra for lease-up on managed properties
-I`ve heard great feedback from their tenants, happy tenant, happy landlord!
-They don`t charge a PM % on the rents they don`t collect and they rarely have to do L1s!
-You pay the repair and maintenance bills direct to contractor, no markup and they aren`t making a profit off fixing things that didn`t need fixing, and overcharging

Dan and I are still really small. We are focusing on tenant placement and renos now as that is where we are best suited. I think that it`ll take us some time to get where A.G Secure is which is why we`ve stepped back a bit on that part.
