Have you purchased an acreage in the blackfalds/cochrane/turner valley area?

Hey guys,

Not too sure if this is the correct place to be posting this, but I am wondering if anyone has any experience purchasing acreages in southern alberta? I may have a deal lined up but am unsure of any additional questions that I may need to ask the vendor / local municipality

What are some pitfalls to be aware of?

So far the questions that I have are:
- Is the property part of a water coop / or is the property on well water
- Age of the septic field? ( How can you tell the condition of the septic field, Im guessing this could be a huge expense to repair / replace)
- Are there any development restrictions? (Could there be restrictions on building secondary suites / carriage homes)

My plan for this place would be a primary residence with supplementary income from renting out a carriage out (Air BnB?)

Any other potential questions, comments, experience is appreciated.

I would advice to have your own realtor working on your behalf. He or she should be able to answer your questions or steer you in the right direction.

A few things that you would want:

1) seller to provide RPR
2) If well water have the water and the flow inspected (water sample to lab)
3) have your septic field and tank inspected
4) well or coop should be disclosed by seller. In case of coop there could be a monthly fee
5) check with municipality on development possibilities zoning etc.

I would advice to have all these inspections carried out and put in any conditional offer.
Simply because ther could be an additional investment required if for example an older acreage and water needs to be treated (filtration system etc) or indeed it's an old septic field or tank that needs replacement. These separate inspections need to be carried out by specialists, not your average home inspector. (For example on septic field not just a visual inspection) Its going to cost you a little more upfront but better to save then sorry.
