Congratulations on dodging a bullet. Sounds like that place may have topped the 50% rule.
Interesting thing about rental properties is you never know what factors will end up contributing to your expenses so it is always best to be conservative rather then optimistic.
This spring I was sailing along thinking I was getting ahead and a septic pump and then a well pump failed within 2 weeks of each other. $4000.00. Wasn`t expecting that but should have expected something because I was starting to feel confident things were running smooth.
