Basic question about collecting rent

When collecting rents should the cheques from the tenants show pay to:

1. Name of the owner. (owner of the the company under which the property is registered) or:
2. Name of the company. (company under which the property is registered)

For accounting purposes will both options work and are legitimate or is one option more recommended than the other?
