    Good renovators in Hamilton

I have just sent an e-mail to the referral forum monitor to put some wonderful renovation fellows to the list. We have been trying to get some renovations done in our Hamilton 4-plex (rebuilding a tricky bathtub area, minor carpentry repairs in the unit and outside). Many contractors visited...

Lease to Own on Suited House

We don`t encourage lease options in a second suite or duplex situation. The tenant may come to depend on the second suite for income toward their own rent + rent premium. And if that secondary suite tenant moves out ...

    Lease to Own

Feel free to search or browse through my lease to own blog at http://lease2ownbob.blogspot.com/ There is a keyword search or you can search by labels (financing, tenants, FAQs, etc.). Looks like we may be offering a one day course in the fall in three Ontario locations: London, Mississauga...

    Insuring a rental property

Insurance is not that scary - unless you are looking at a student rental or rooming house Or, more generally, 4-5 unrelated persons under the same roof. That`s when it can get expensive. And your regular insurer may not even want to touch that one. So keep that in mind when looking at the...

    Appriciation rate of commercial properties

QUOTE (CanadianMortgageTeam @ Jun 10 2008, 03:34 PM) Rooming houses are tough to finance. Weather its owner occupied or not, you (and any subsequent buyers) will most likely be looking at alternative lenders with posted plus rates and a lending fee. In addition, you`ll likely need a fairly hefty...

    Appriciation rate of commercial properties

My working assumption is that the appreciation in a commercial property is tied directly to the revenue and income it generates, moreso that supply/demand market factors that influence residential properties.

    Rent To Own Options

QUOTE (JDRInvestments @ Jun 4 2008, 09:02 AM) thanks for your input Bob. I saw your blog that you invite many interested parties to look at and also noticed your seminar. Should one take that seminar, do you offer your spreadsheet software as part of the package so we can analyze the properties...

We are always happy to improve REMA for us all by adding in elements of REIN members` materials that they are willing to share with the community. That...

    Need some advice

For more insights on U.S. investing and financing, send an e-mail to Matt Scherb at [email protected] I saw Matt do a presentation on the subject yesterday. He is located in Ontario but has some interesting projects going on in the U.S.

    Property Manager as another filter

I would expect that a good property manager who believes that they are going to get some new/additional business would be willing to share with you some inside knowledge of your target area. Arrange to meet them face to face if you can; don`t depend on a phone call being returned or e-mail...

    Toronto Lawyer Referral

My lawyer is terrific. He is a real estate investor. And he has fantastic people on his staff. His name is Bob Rose and he is in Oakville - admittedly not Toronto, but worth the drive! We have done over a dozen real estate deals with him. For contact details, check the LINKS section on the...

    Working with a realtor

Abundance thinking is always better than scarcity thinking. Can you imagine the chaos if REIN members thought of themselves as `in competition` with each other?? There really is plenty for everyone!

    Woodstock/Toyota rental market these days?

Don`t forget to also search on surrounding communties (eg. Brantford, Guelph, K/W/C, London...) as these will have easy access for people working in the Woodstock area. Woodstock itself may fast run out of rental stock, but there is money to be made in nearby communities.

    Hamilton Zoning

In addition to the zoning issue, another student rental consideration is insurance. Some insurance companies refuse to provide insurance on student rental properties and others will provide it but at a price much steeper than single family. You need to look in to this up front as it will have...

    Inspection Service Referral in London?

Thanks to the suggestions. I booked Ollie Hiemstra and all went very well. Inspection was done quickly and thoroughly, report received electronically, easy payment through the web. In addition, the house passed inspection quite easily and so we are moving on with the purchase.

    Lease to Own

You are right to be wary on this one. Make sure that she has sufficient up front deposit and the ability to pay rent above normal market. Friends and family lead to more difficulties as it is hard to treat them as objectively as a stranger. You may want to have her financials checked out by...
