Duplex In lower mainland would have sold last year at the high for 2.4million is now listed at 2million.
The new property assessment is 1.65million...any expert that can give their opinion of what the market value of this property
Should be? If you are buying to live and partially rent out what would you pay for this proprty

Any opinion of what is going to happen to greater Vancouver property prices? Is it a good time to buy or time to seat out?

I think you need to do some homework. You need to find out by doing some checking what other properties in that area are selling for and what kind of rents in that area are being charged.
Your question is kind of a broad question as different areas bring different prices as well as other factors effect price. Like rental income, expenses, condition of property and other capital costs.
As for is it a good time to buy? I think once you find out what the going prices are for that area ,then pay what market is , then in my opinion it's always a good time to buy as long as you don't over pay.

If you do not know the value then you haven't done enough home work (i.e. due diligence) and should not enter the market !

In general, Lower Mainland prices are going UP but there were some overpriced assets that were bought by out of town folks in haste and that have corrected downwards, especially on the very high end with the 15% foreigner tax.
