Town home lawn cutting and snow

hi

With your town homes do you as the landlord provide grass cutting and snow removal or should that be the responsibility of the tennant.

My experience is just agreeing upon it beforehand and write it in to the lease. I do not offer snow removal as we are in a fairly mild climate so the snow rarely stays longer than a day or so. Would be interesting to see what others in colder climates do as snow removal is quite physically taxing.

Hi Paul, is your town home in a strata? If it is, is grounds maintenance covered in your monthly fees? I have a couple of townhouses in Alberta (plenty of snow removal needed there!) and this is included in the monthly condo fee. For our other Alberta rentals it varies depending on the situation. We write snow removal into the lease as part of the tenant's responsibility for single family homes and recently for plexes we have been hiring snow removal services. From a management perspective I find it gives me greater peace of mind to hire those services and know it's getting taken care of without hassle.

The 2 places I currently have include it in the condo fee. Starting to look into free hold town homes so not sure what to do if it should be done professionally or have the tennat do the lawn

Usually the tenant shovels snow and cuts grass, provided equipment is supplied by landlord. It should be spelled out in the lease though and if not done will either be considered a breach of the lease or billed to tenant if someone has to be hired.
