How do you qualify three Nuns that want to rent a house?

I have a house in the Windsor area that I am renovating. It is across the street from a Catholic church. Three nuns approached me asking if I would be willing to rent the house to them under a long term lease.

I know how to qualify regular tenants, but how do you qualify a nun? Seriously.

Find where the income is coming from and qualify on that basis. Ensure you have tenants' insurance. It is likely some form of not for profit. Sometimes churches rent houses to bring through a lot of different people that the church is sponsoring. Not necessarily a bad thing. Some criteria needs to be set for who lives in the house and how you are informed of tenant changes.

A second alternative for when no credit check is available is prepaid rent. It may not make a big difference to the church to prepay for 12 months.

It will be the nuns signing the lease and paying the rent. they are willing to do a 5 year lease.

Warning bells for 5 year lease. Hope rent increases built in. At very least.
