Is investing in Kitchener still good?

I remember in 2014 REIN announced that Kitchener would be the best city to invest in Ontario.
Did it come true? What is appreciation rates in Kitchener? What type of properties are cash flowing?
What neighbourhood to invest? Sorry, very new to Kitchener area and would like to invest but was unable to find properties with cash flow and decent appreciation

it depends where exactly you are looking in the city, and what style of building there has been a big frenzy on buyng investment properties with the LRT and a lot of multiple offers. I still manage so find 1 or 2 positive cash flowing properties per month in Kitchener. Personally I have been finding better success in Cambridge. Appreciation in Kitchener depends on what type of property as most stats are not medians but averages which hold little value. There is 1-2% difference in Kitchener to Cambridge for most property types.

With GTA out of control people tend to move to smaller centers. Unless you expect a massive increase in interest rates or ex-migration why would prices fall ?
