Easement/encroachment?

I am considering to put an offer on a small hobby farm (finance 25-35% down) The current owner of the farm had an verbal agreement with neighbour that allowed the neighbour to put his gravel driveway down the middle of the farm property line to access his house when he built it.
There is no current survey, just a survey of the neighbour's house that shows where his boundaries are and his driveway running down the middle of the property line.
I am going to ask for a survey of the property in my offer but when the Bank sees the driveway on the middle of the property line what should I expect.
I am seeking opinions and advice that could simplify this dilemma.

There is usually no restriction where your driveway is or how long or what material even in more rural properties. Banks often do not see surveys at all actually. Banks care about an appraisal.

As long as you are ok with this gravel path/road then I'd say the bank does not care either.

Thanks Thomas, the driveway the neighbour is using is on the property line that belongs to the farm, so what your saying is the bank would not care if they saw this on the survey?

Correct if they saw the survey. But banks usually do not see a survey, unless you are doing a development loan.

Interesting, so why do the Banks ask if there is a current survey? one time I purchased a house years ago and the Bank asked for the survey, this was a high ratio mortgage at the time.
