I could foresee this backfiring on you. Suppose you call or text the prospective tenant while they are at work and the nature of their job does not permit them to receive personal calls while on the clock. They go off shift, check their phone and see your request for confirmation followed by a...
I don't know about stressful but the biggest pain in the butt is when you have five showings scheduled in an evening, half an hour apart from each other, call the prospective tenants the day before to confirm and NOT ONE of them shows up. What a complete waste of time!
Thank you for your recommendation. Can you tell me if you've ever submitted a claim to them? I would think that's when you find out just how good your insurance company really is.

Good suggestion on the PO box. I'll look into it. Thanks!
I live in Calgary and I am looking at property in the Saskatoon area. I anticipate it will be less expensive to drive out there on occasion than pay 10% of gross rent to a property manager who will do an inferior job of managing my asset. Saskatchewan law, however, requires that a landlord who...
It seems that if you own rental property and live out of province you are required to have an agent or office in that province to which your tenant can serve notice. I don't have a large portfolio and prefer to self manage so what are my options? How can I comply with the law in a cost effective...
Most people are happy with their insurance company, until they submit a claim. That's when you learn the difference between a good company, with a fast and efficient process for evaluating your claim, and companies which drag their feat or try to weasel out of paying.
So, my fellow investors...
Anyone got a line on a good insurance broker? I'm looking to buy a non-owner occupied legal fourplex in Warman or Martensville (bedroom communities north of Saskatoon) and feel like insurance might be a good idea.

Thank you. This is just the sort of recommendation I was hoping for. Someone who has used an individuals services before and been happy with the results.
I am looking to buy a fourplex in Saskatoon and need recommendations for a lawyer who can review the offer to purchase and transfer title as well as home inspectors who work in the area, preferably with experience evaluating multi-units. Please note I am not looking for agents at this time...
