Hello REIN Members,
I have put together a "tenant first" Rent To Own deal in Okotoks, Alberta and I'm looking to assign it to an investor who can get a mortgage. Great cashflow and the tenant buyer has 10% cash ready for the non-refundable Option Deposit. They have been pre-screened and...

Great job Terry!! Congratulations!
I`ve had issues with a seller not wanting me to put up signs in their front yard or show the property. Couldn`t sell the home and ended up getting a JV partner to get a mortgage. So we are closing on this home in Okotoks next Tuesday with $45K in equity...
I agree, thanks for the great input Brett! Your contributions are appreciated.

Hello All,
I just spoke with a potential tenant buyer who asked if he could use his RRSP`s as an Option "deposit".
If I understand correctly, you can use your RRSP`s as down payment for your personal residence and not be taxed on them, as long as you pay them back within a certain time...
Thank you Thomas and Todd for your comments and advice. It`s very much appreciated!
Upon further digging, the property appears to be valued far less than originally thought (making matters worse). I`ll pass on this lead, on to the next one... the seller has multiple properties for sale...

Here`s an interesting situation that I`m trying to figure out...
I have a seller who is willing to finance the sale of his townhouse to me. It`s currently rented out to some tenants but he just wants out (tired landlord). Rented for $1300/month and cost of mortgage, insurance, taxes, condo...

Advice from Ron: set up your own message on PAT Live for the initial wait (when the "on hold" music is playing). The caller will hear YOUR voice and message before being routed to the live receptionist.
My message says something like this: "Hi, I`m Gord, sorry I can`t take your call but stay...
